Our current project is Phase 1 of a 12-unit Condominium located on the corner of West All Saints and Ice Street in downtown Frederick, MD. We plan to complete the remaining five units by the end of January 2025:
· One 2-bedroom/1-bath ADA-compliant unit
· One 3-bedroom/2.5-bathroom unit
· Three 2-bedroom/1-bath units
To qualify for this particular opportunity, families or individuals must meet the following criteria:
- Live or work in Frederick County for at least one year
- Be able to qualify for a mortgage with a fair or better FICO credit score (minimum 580), reasonable debt, no recent late payments/charge offs/collections
- Have a household income at least 50% and no higher than 80% of the Area Median Income (see detailed income ranges below)
- Be willing to contribute “sweat equity” alongside their families or friends

- 1 person: $54,100 – $68,500
- 2 people: $61,900 – $78,250
- 3 people: $69,650 – $88,050
- 4 people: $77,350 – $97,800
- 5 people: $83,500 – $105,650
- 6 people: $89,750 – $113,450

The West All Saints Street Project will become 12 units of affordable housing on a land trust property. This project will cost approximately $4 million, making this the most ambitious project Habitat for Humanity of Frederick County has undertaken to date. Projected completion of the first 6 units is in late 2023, with the final six units projected for completion in 2024.
The historic properties at 100, 104, and 108 West All Saints Street have sat empty for more than 20 years. They can be recognized by the mural of sunbeams and families in windows that can be seen on Ice Street. Many see these as unwanted, blighted properties costing the owner and City of Frederick money, asking for unsavory activities, and decreasing property values in the neighborhood. But Habitat for Humanity of Frederick County sees them as an opportunity to build strength, stability, and self-reliance with families who will THRIVE in the neighborhood.
